Atelier knows the various demands on every side of a project from architects, designers, and builders that all come to the table with differing levels of expectation, diverse methods of conducting business, and individual notions of what constitutes a job well-done. With all the best intentions - project participants cannot objectively assess their own performance or independently manage the activities of other members of the same team. Sometimes strained opposition may develop between project team members, impeding everything from quality to on-schedule performance.
Project owners quickly discover the time allotted from their schedules for monitoring and guiding their project is insufficient for the task. As a result, other team members fill the void by conducting the project in accordance with their own individual interpretations of the owner's vision, raising conflict. Atelier advocates on the owner's behalf, establishes and maintains project harmony - the catalyst of a successful project.
10 Reasons to Hire an Owner's Representative
1. Feasibility Study & Due Diligence
Is there someone (who understands construction) who can create the pro forma for my project and see it through to completion? Does my new use comply with local codes & zoning? Are any grants available for my project?
2. Cost Estimating & Monitoring
Can I afford this property/building AND the cost of construction? My project is in danger of Change Order overload.
3. Design and Construction Team
I have a great ___________ (builder, architect, designer), how can I round out my team for a successful project? What's the best delivery method for my project? Design Build, Guaranteed Maximum Price, Lump-Sum Agreement, Cost Plus, Construction Manager or General Contractor.
4. Initial Decision Maker
I'd like to have a 3rd party on standby. We have a legitimate claim and need an objective decision/opinion. Our agreement calls for an independent Initial Decision Maker.
5. Owner Advocacy
I'd like someone to be my advocate during construction while I run my business/return to my home country. Who's watching my construction costs? Our company is moving and we can't afford down time.
6.Value Engineering
Can I substitute materials or methods and still afford my project without jeopardizing its integrity and vision?
7. Dispute Resolution
My project is stalled. I want some additional work but need to minimize any schedule delays/changes.
8. Project Close-out
Is there a 3rd party who can certify Substantial Completion? This will require forensic construction accounting. Who will prepare and execute the Lien Waivers?
9. Progress & Completion Inspections
Our bank needs a professional to determine the percentage of completion for our construction projects. Am I getting what I wanted and what I'm paying for? The bank requires an AIA G-702/703, what is that?
10. Expert Witness & Legal Support
The builder failed to meet the standards in the agreement and scope. I'd like professional photography of my project, a comprehensive report and testimony, if needed. Can you work with my attorney?
